On the Cote d’Azur near Saint-Maxime and Saint Tropez within walking distance of the beach, this superb villa has a heated private swimming pool with security alarm and stunning uninterrupted views of the greenery below and the sea beyond, and it is nicely secluded by vegetation and screens. Situated on a private gated domain it has a lift which services all levels including the pool and you can walk to local shops, bars, restaurants and a small port with a watersports centre. A very rare property.

Villa accommodation covering 200 m² on 3 floors for 8 people, 4 bedrooms, 3 bath/shower rooms, air conditioning, satellite television, wifi.

The upper floor which is accessible from the parking area at the rear of the villa has an entrance to a gallery overlooking the main living and dining room.

The main floor has a light and airy spacious living and dining room with television and full height sliding patio doors which open onto the large covered terrace and has spectacular uninterrupted views of the sea. Open plan modern kitchen (with dishwasher, oven, ceramic hob, refrigerator etc.) with breakfast bar and stools as well as direct access to the covered terrace where there is a gas barbecue. Master double bedroom (160cm x 200 bed which can divide into two 90 cm x 200 beds if required) with independent toilet and an en-suite bathroom with twin sinks, bath and a walk-in shower and access to a nice private garden terrace overlooking the pool.

The air conditioning in the villa is laid out such that all the rooms can be maintained at a pleasant temperature. There are numerous areas where you can sit and relax or eat outside in the sun or the shade and there are very useful terrace blinds and retractable canopies which allow you to control shade, shelter and privacy whilst enjoying the unbeatable sea views. The beds are all electric and adjustable.

The house follows the contours of the terraced garden which covers 800 m² can be accessed at each level. There is a lift connecting all the levels from the car parking area (suitable for four cars) at the top to the pool below and the villa is adapted for wheelchair use. There are also outside steps from the parking area to the lower floor of the villa which gives extra independence as there is also a second kitchen there.

The views of the sea and surrounding countryside are exceptional as mainly you see greenery then the sea and when you are in the pool (which is constantly heated to 28 º) the water extends beautifully to the sea and horizon. The pool has a nice big step so you can sit in the water and enjoy the views, there is also a useful outdoor shower and plenty of loungers for sunbathing.

The owner loves gardening and it shows as the garden has been very well designed and has beautiful, interesting flowers, shrubs and trees as well as a very practical artificial lawn on the lower terrace which is ideal for children to play on and there is a boules area for adults (boules supplied) too.

A rare villa as not only does it have exceptional sea views it is also on a private gated and video surveyed upmarket domain which is nice and peaceful but you can walk down the gentle hill to the coast road where there are some super seaside bars and restaurants, follow the path to a superb sandy beach and the small port beyond which has a watersports centre and opposite there is a good sized supermarket where you can buy everything you need. What’s more, you can take the water taxi to Saint Tropez, and enjoy a good evening there as it returns late or you can sail on to the islands of Porquerolles and Port Crau. Once at the villa you really don’t need a car.

The house and garden were entirely redesigned, extended and re-equipped in 2014 so everything is up to date and in excellent condition.
