Directly overlooking the sea and within just 100 metres easy walk to a lovely sandy beach and of the charming centre of Stoupa where there is a great choice of bars and restaurants and boutiques this villa was newly built in 2016. The supermarket is ten minutes walk so you don't need a car and a taxi from Kalamata airport is very reasonable. Athens airport is around 3 and a half hours drive.

Villa accommodation for 2 people, 1 bedroom with bath, 1 shower room. Satellite television. In the front line of the sea.

The ground floor has a charming living and dining room with fireplace and television along with a superb full length fitted kitchen (with dishwasher, refrigerator, kettle, fridge/freezer, oven, induction hob, microwave) all opening onto a patio terrace overlooking the sea with table and chairs and a parasol. Small shower room with toilet.

The upper floor (open stairs for access) has a big air conditioned bedroom 37 m² with bath tub and 2m x 2m double bed, writing desk and access to a small balcony terrace, open shower room with twin sinks and massage shower along with a door to a toilet. From the bedroom, you have wonderful sea views.

The interior decor is extremely tasteful, it is comfortable and there is all you need. Wifi internet reception is rather weak.

The garden area is wild at present.

This is a unique setting as the land in front of the house belongs to it and no one can walk between you and the sea. There is access down to the sea and the rocks below, it is a great spot for snorkelling. Further out on the rocks you may see the occasional fisherman with a line and during the day its a joy to watch the traditional fishing boats coming and going from Stoupa.

The walk to the sandy beach is very easy and around the other side of the cockle shell bay, there is a cycle track (you can hire bikes) along which you can also walk to the quaint, small traditional fisherman's port of Agios Nikolaos. Also within easy walking distance is the Kalogria beach which is very gently sloping. Stoupa is a friendly, delightful place to stay, the sort of place you don't want to leave.

Property made available in good order and fully equipped. Bed linen (changed twice a week) and towels (beach towels changed once a week) are provided. Local taxes (unless specified otherwise in the villa description), reasonable consumption of services including water, gas and electricity. Garden maintenance.

The prices don't include
Refundable cash deposit €500 (or equivalent) payable locally. Heating for the house. The villa must be left reasonably clean by you otherwise extra cleaning will be required for which you will need to pay an additional amount.
Depending on the country, the region or the town, a tourist tax can be applicable, which is payable either on-site or before your departure. The amount will vary for an adult between 0.50 € and 2.50 € per day. Depending on the local administrations, the exact amount is often known only late on and occasionally it can rise between when you make your reservation and the day of your entry in the property.
