Rare stone villa with the sea on one side and a large flat garden with mature trees on the other. This is an exceptional property in a very peaceful setting, for a holiday at any time of year. Located near the rather sophisticated village of Sarzeau 3km where you will find a very good range of shops two supermarkets and a good outdoor market. Superb sandy beaches 3 km. Saint Malo 197 km, Dinan airport 200 km and Nantes airport 111 km. The historic town of Vannes is just 23 km around the Gulf of Morbihan. In an exceptionally peaceful location, it is as near as you can get to the sensation of being in a boat yet you are still on dry land and it is safe for children.

Villa covering 110 m² on two floors, 2 bedrooms and a screened gallery bedroom, 2 bath/shower rooms.

The upper floor gallery (access via a spiral staircase from the living room) has a double bedroom (140cm wide bed) with fixed concertina partition for reasonable privacy and a washroom with toilet en-suite.

The ground floor comprises a living room with a snug offering fantastic views of the sea, a split stable type door opens to the front patio which is ideal for breakfast in the shade and you can easily move the table and chairs under the shade of the huge pine tree for lunch. A relatively modern, fully-equipped kitchen (with gas hob, oven, microwave, two fridge/freezers, coffee maker etc.) with open doorways both onto the living room on one side and the dining room on the other. The dining room has a large window offering amazing views of the sea and it is a joy to watch the tide come and go as you eat with the sun setting over the sea in the evening.

Large double bedroom (1 x 140cm wide bed) and a large twin bedroom (2 x 90cm wide beds) which both open onto the patio. Bathroom and a shower room, separate toilet.

The garden is lovely and tranquil and you can really appreciate nature here, the sea, the birds and plants are all so enjoyable. There is direct access to the sea from a path just outside the garden gate and it is pleasant to sit on the rocks and watch the wild birds or pick up shells though it is not a place you would bathe generally there is no one else in sight.

The house is located in the bay of Morbihan which has a very big tide and the nearby salt flats are protected areas for wild birds. Just ten minutes drive to the south there are fabulous sandy beaches and the open sea which are ideal for bathing though it's very nice to return to the complete tranquillity of the house and garden.

To the west is Arzon and there is a lovely walk from Port du Crouesty to Port Navalo which you can do with a pushchair, there you can appreciate the entrance to the Gulf of Morbihan and take boat trips to two of the islands. To the east is Vannes where you can buy exceptionally fresh fish and seafood at Les Halles and a little further along there is Carnac which has a huge, very child-friendly, wide, gently sloping beach and a vast area with the biggest concentration of standing stones in the world (the petit train visit is ideal for small children).

There is no internet but pretty decent 3g and occasional 4g mobile reception.
